Bromford is creating a new Director of Asset Management role with responsibility for data, reporting, integration, standards and assurance for the Midlands region 

This is a significant opportunity to shape how one of the UK’s largest housing organisations understands, manages and invests in its homes and places. The role will set the rolling five-year Asset Management Plan for Bromford, ensuring decisions are supported by trusted data, clear standards, robust governance and a consistent approach across delivery regions.

The role does not directly own regional delivery. Instead, it will provide the clarity, tools, frameworks and assurance that enable regional teams to deliver safely, compliantly and at scale. It will play a key part in ensuring Bromford has a comprehensive, evidence-based understanding of its assets, how they perform, and how investment choices today support customers and places into the future.

As Director of Asset Management, you will lead the development of asset policies, standards and technical requirements. You will own asset and stock data governance, oversee asset-related regulatory reporting and provide clear insight to Executive colleagues, Boards, regulators and investors.

You will also lead the integration plan for asset management, including the continuous improvement and further data integration into the new D365 Enterprise Asset Management system, while supporting delivery directors to embed effective adoption across the organisation.


Key responsibilities

  • Develop, own and maintain Bromfords rolling five-year Asset Management Plan.
  • You will act as the organisational authority on asset intelligence ensuring decisions, standards and reporting are consistent, evidence-based and aligned to regulatory expectations.
  • Lead a small team setting standards, frameworks and assurance processes that enable consistent regional delivery.
  • Own governance of asset and stock data, ensuring it is accurate, complete and auditable.
  • Working in collaboration with the Director of Strategic Place Investment; lead stock condition strategy, lifecycle planning, decarbonisation and investment modelling.
  • Ensure asset systems and data frameworks meet current and emerging regulatory requirements.
  • Provide clear reporting and assurance on asset performance, risk, compliance and investment needs.
  • Present into Executive, Board and committee forums, ensuring reports and presentations are clear, accurate and transparent on performance, forecast and risk.
  • Lead regulatory reporting and support inspection readiness with clear, consistent evidence.
  • Ensure that adequate second and third line assurance is supported.
  • Set investment planning assumptions and parameters for delivery regions.
  • Develop medium and long-term asset forecasts and scenario analysis to inform strategic decisions within Strategic Place Investment.
  • Lead the development of a Net Zero strategy for existing homes, aligned to the wider Sustainability Plan.
  • Identify and maximise grant opportunities for existing homes, including Warm Homes funding, Cladding Safety Scheme funding and other relevant opportunities.
  • Lead system optimisation and integration activity across asset management.

About you

We are looking for a senior asset management leader who can bring clarity, structure and confidence to a large, complex and changing environment.

You may come from social housing or another regulated asset-based environment, but you will need to demonstrate a strong understanding of asset data, investment planning, standards, regulatory assurance and long-term financial planning.

You will be confident working across a matrix or place-based operating model, influencing peers and senior stakeholders without relying solely on direct line management authority. You will be able to work with regional delivery teams, central functions, Executive colleagues and Board members, helping to create a consistent approach while recognising the different needs of local places and portfolios.

You will bring well-developed analytical, financial and communication skills, with the ability to turn complex asset, regulatory, financial and risk information into clear insight and practical recommendations.

The successful candidate will be comfortable with pace, change and ambiguity. This is a role for someone who can take ownership, build from an emerging model, and help create the systems, standards and reporting needed to support a large-scale asset management function.


Experience and skills

  • Senior leadership experience in asset management within housing or another regulated environment.
  • Deep knowledge of asset data, standards, investment planning and regulatory assurance.
  • Experience of developing asset management plans across large and complex portfolios.
  • The ability to provide clear, credible reporting to Executive teams, Boards, regulators and investors.
  • Strong financial, analytical and risk management capability.
  • Experience of improving systems, data quality and organisational adoption.
  • The ability to influence across teams, regions and disciplines.
  • A clear, practical and evidence-based approach to decision making.
  • Excellent report writing and presentation skills.

A full UK driving licence is required, as the role will involve travel across Bromford regions.
