We’re looking for an experienced Planning Manager to lead our planning activity and help deliver high‑quality, affordable homes across the Bristol and Gloucestershire areas.

In this key role, you’ll act as our town planning expert, providing well-reasoned planning advice, shaping planning strategies for multiple sites and securing robust, timely approvals. You’ll lead planning appraisals, identify risks and opportunities, and guide multi‑disciplinary teams to submit high‑quality planning applications.

You’ll build strong, effective relationships with planning officers, colleagues and external partners, negotiate Section 106 agreements and support the discharge of conditions to keep our development pipeline moving. You’ll work with a high level of autonomy, taking ownership for planning outcomes and confidently influencing decisions across the business.

What you’ll bring:

  • Demonstrable experience securing planning approvals for residential volume housing.
  • Proven leadership of multi‑disciplinary project teams, with the credibility, confidence and presence to influence and build trust.
  • Strong commercial awareness, with experience of budget, programme and risk management.
  • RTPI‑accredited degree and membership desirable (associate/licentiate; full membership ).
  • Excellent negotiation, communication and stakeholder‑management skills, with the ability to challenge constructively.
  • A collaborative style, strong relationship‑building skills and the ability to work positively across teams.
  • A proactive, resilient, solutions‑focused approach, with confidence navigating ambiguity and shaping practical solutions.
  • Full UK driving licence.
